B+E brokers sale of Franklin, TN Learning Experience property for $5.1 million, benchmark cap rate

B+E, the first brokerage and technology platform for net lease real estate, announced the sale of The Learning Experience property located at 120 Swanson Branch Way, Franklin, TN, for $5,170,000.

The property sold at a record low cap rate for a The Learning Experience transaction in the State of Tennessee. The property is +/- 10,000 square feet and sits on +/- 2.2 acres of land. There are approximately fifteen years remaining on the lease with 12% rent escalations every five years.

“Net lease real estate assets in the Nashville MSA are in extremely high demand right now,” said Jim Ceresnak, an Associate Director at B+E.  “We generated multiple offers on this property, and ultimately closed with a highly qualified buyer out of California seeking a 1031 exchange replacement property. We set a benchmark with this trade, and cap rates in this market will continue to go lower from here.”
