$1 Million Sale of Medical Office Building at 230 Butler Road (Source: Coldwell Banker Commercial Elite)

The medical office building on highly-trafficked Butler Road was purchased for $1 million by Dr. Preston Burns of Burns Family Dentistry. The building was constructed in 1998 and occupies 0.53 acres, zoned B-3, adjacent to the Rappahannock YMCA. Just a five-minute drive from both the Fredericksburg and Leeland Road VRE and Amtrak stations, 230 Butler Road is in an ideal location for both visibility and traffic.

The office building is 100% leased by Premier Eyecare until 2019. At the end of their leasing term, Premier Eyecare will be vacating the 5,212 square feet space. Coldwell Banker Commercial Elite’s agent Donny Self listed and sold the property.

Dr. Burns, Stafford County native, has been an active member of the local dental community for nearly 20 years. He acquired ownership of his father’s practice in 2011. He has been President or Vice-President of the Rappahannock Valley Dental Society for the past 10 years. Dr. Burns is an officer in the Virginia Association of Dentists for Intravenous Sedation. He also serves the Fredericksburg community by volunteering at the Moss Free Clinic.
