Property owners are being urged to prepare before the next storm forces the issue.A growing body of data confirms what many Tampa Bay residents have already experienced firsthand. Flood risk across the region is higher than the Florida average, and in many cases, significantly so. According to research from the First Street Foundation, approximately 45 percent of properties in Tampa are projected to face significant flood risk over the next 30 years. Across Florida overall, that figure is closer to one third. This means nearly half of Tampa properties carry measurable exposure to flooding. Geography plays a central role. Tampa’s location along the bay makes it highly susceptible to storm surge during hurricanes, while heavy rainfall can quickly overwhelm drainage systems. Flooding does not require a major storm event. Even minor water intrusion can result in extensive damage to flooring, drywall, electrical systems, and structural components. The risk is not isolated to Tampa. In St. Petersburg and across Pinellas County, exposure is even more widespread. Nearly 30 percent of properties in the county fall within high risk flood zones, based on data from Federal Emergency Management Agency flood maps. Surrounded by water and characterized by low elevation, the region is particularly vulnerable to storm surge from the Gulf. The 1921 Tampa Bay hurricane produced storm surge exceeding 10 feet, flooding large portions of the city. Storms such as Hurricane Milton delivered record rainfall, with nearly 19 inches falling in a single day, flooding areas previously considered low risk. These events illustrate a consistent pattern. Water, whether from surge or rainfall, is reaching levels that disrupt homes, infrastructure, and daily life across Tampa Bay. Updated FEMA Flood Insurance Rate Maps further quantify the exposure. In Hillsborough County, which includes Tampa, approximately 95,000 properties are located within designated 100 year flood zones. In Pinellas County, which includes St. Petersburg and Clearwater, more than 93,000 properties fall within high risk flood zones. For property owners, the implications are clear. Flood damage does not need to be dramatic to be costly. Even small amounts of water entering through doors or garage openings can lead to significant repair costs and prolonged recovery. Insurance claims can be complex and time consuming, and coverage limitations often leave gaps. The data, geography, and recent storm activity all point in the same direction. Flood risk in Tampa Bay is not hypothetical. It is measurable and ongoing.
