Travis Cadman of Investar USA Featured in Baltimore Post Examiner, Announces 200 Multifamily Units Expected to Be Built

Travis Cadman, real estate developer and investor, was recently featured in the highly notable Baltimore Post Examiner for the steps he is taking to build 200 multifamily units in the next two years

Cadman, an Investar USA director, was featured in the newspaper after announcing that he was under contract to buy 1.75 acres of land at 8849 South 7th Street in Phoenix, Arizona. The new property is slated to include a mixture of one and two bedroom units. At the moment, the design, drawing, and land entitlement processes are in progress, with the closing date expected to be in early 2020.

Cadman said that Phoenix, the capital of Arizona, remains high on the radar for real estate investors right now because the city has proved over time that it is an excellent choice for long-term real estate investments. However, according to experts, even short-term investors have experienced success in Phoenix, with properties appreciating during the past 12 months.

Cadman’s purchase of 1.75 acres of land in Phoenix is an important part of Investar USA’s efforts to acquire enough land to build 200 multifamily units within the next 24 months.

According to Cadman, the multifamily asset market remains robust in light of today’s stringent lending regulations and single family home values exceeding average income affordability, which is making it more difficult for many would-be home buyers to purchase houses. As a result, many real estate investors are tapping into the benefits of the build-to-rent concept, which involves purchasing land to develop multifamily properties that will provide continual streams of income. The idea of developing a multifamily community based on this strategy is especially effective in markets where building and land costs are lower.

However, along with developing multifamily properties from scratch, Cadman has a depth of experience in renovating multifamily properties to turn them into gems that will bring in higher rental incomes post renovation.

For instance, Cadman recently renovated Verve, an apartment community located in Baytown, Texas. Cadman’s renovation of this property included fully renovating both the unit interiors and exterior common area’s. The renovation cycle was completed in 9 months with the lease up taking only 3 months. Cadman states the Verve community renovation is not unlike numerous other multifamily properties he has re-positioned and stated “we have developed relationships with a group of seasoned industry professionals that truly understand our  multifamily re-position vision and how to execute this vision on every project”.

Cadman and his brother, Ron, also brought new life to a 250 unit apartment community in Houston, Texas that entailed  not only unit renovations but also included; pool, office, laundry, fitness center and park area improvements.

During his real estate career spanning 30-plus years, Cadman has successfully developed and revitalized multifamily communities in the southern part of the United States. However, being that he was reared in Red Deer, Alberta, he also has experience in the multifamily real estate market in Canada. Cadman’s other specialty areas in real estate include mixed-use development, single family home construction, land banking, and property management.

Over the years, Cadman has become known for his unique ability to consistently generate income in the real estate industry despite the state of the economy. In fact, his real estate business remained successful even when the United States was experiencing the Great Recession of 2008. With his innovative approach to commercial real estate, Cadman is expected to remain a leader in the industry long term.
